A ten story, 200 + unit apartment building located in historic Towson, MD, with commercial space. The professional and residential multi-purpose building was built in 1968 and much of the building energy system was original. The NuWave team has evaluated, planned, and implemented a comprehensive update to the apartment building’s energy system.

 

 

COMPREHENSIVE SOLUTION

NuWave identified several energy conservation opportunities that qualified for Maryland Energy Administration grants, Baltimore Gas & Electric (BG&E) incentives, and tax deductions to modernize and reduce operating costs.

 

  • Installed New Building Energy Management (BEMS)
  • Installed New Fan Coil Units (FCU’s)
  • Installed New Water Source Heat Pumps
  • Installed Lighting System Controls
  • Upgrade to Chilled Water System
  • Installed (5) New Condensing Boilers

THE IMPACT

    • The new mechanical systems offer significant reduction in operating costs, streamlined processes and enhanced tenant comfort.
    • Upgrading the HVAC system significantly reduced energy usage.
    • A new Building Energy Management System (BEMS) allowed managers to automatically monitor the central heating and cooling system, with a custom-developed web-based graphical user interface for the property management team.
